A licensed provider evaluates your condition and determines clinical appropriateness for Utah in accordance with applicable guidelines.

If clinically appropriate, documentation is issued by your licensed provider based on their professional judgment.

  • Bipolar disorder
  • Other qualifying mental health conditions

Evaluations in Utah are conducted by licensed professionals in accordance with federal housing guidance. Documentation is issued only when medically appropriate.

Special circumstances.

  • The Utah Fair Housing Act (Utah Code 57-21) and 26B-6-803 prohibit extra fees or discrimination against tenants based on possessing a service or support animal.
  • Utah Code 26B-6-805 specifically penalizes (Class C misdemeanor, up to 90 days / $750): falsely representing an animal as a service or support animal; KNOWINGLY lying to your healthcare provider in order to obtain ESA documentation; or using an animal to obtain disability-only benefits when not disabled.
  • ESAs do not have public-accommodation access rights in Utah (26B-6-802).
